The National Roofing Contractors Association recommends that homeowners have their roofs inspected at least twice a year—once in the spring and once in the fall. Spring is the ideal time to check for any damage that may have occurred during the winter months, while fall inspections help ensure your roof is ready for colder weather ahead.

Of course, depending on the age of your roof, recent storms, and other environmental factors, your roof may need to be inspected more frequently. Let’s take a closer look at some of the reasons why.

1. The Type of Roof You Have

Different types of roofs have different inspection requirements. 

If you have a shingle roof, you should inspect it at least once a year. Look for any loose, damaged, or missing shingles. If you see any, make sure to repair or replace them as soon as possible. 

A metal roof should also be inspected at least once a year. Look for any rust or damage to the metal. If you see any, make sure to repair or replace the metal as soon as possible.

A tile roof, on the other hand, may need to be inspected more often - at least twice a year. Tile roofs are more susceptible to damage, so it's important to keep an eye out for any cracked or broken tiles. If you see any damage, make sure to repair or replace the tiles as soon as possible. 

2. If You Live in an Area With Severe Weather

If you have a shingled roof, you should inspect it after every major storm. Look for missing or damaged shingles and make sure that the flashing around your chimney and vents is secure. 

If you have a metal roof, inspect it for rust or corrosion. If you see any damage, have it repaired as soon as possible. 

If you have a tile roof, inspect it for cracked or missing tiles. You should also check the mortar between the tiles to make sure it's in good condition.
